Ferreyra Group came to us eleven months before the sales center was scheduled to open, with a construction set, a finish schedule and a lender who wanted reservations on paper before the next draw. The site was a fenced sand lot. Every unit premium in the pricing model depended on a view a buyer had no way to verify.
So we stopped treating the imagery as marketing and started treating it as evidence. Every render was built off the coordinated model at true floor heights, which meant the sea horizon in a fourth-floor image sat where it will actually sit. Then we put those same floors into the gallery, so a buyer in Toronto could stand in unit 407 and look out of it.

The gallery opened four months ahead of the physical sales center. Two thirds of the early reservations were written by buyers who had never been to Vero Beach.
